Retail Development
In July of 1996, the City Council adopted a resolution that encourages the timely development of the City's few remaining key retail development sites. This action has been well received by the development community, and has spurred retail tenant interest. Huntington Beach is reaching out to the business community to show that Huntington Beach as the "Smart Choice for Business."

- Bella Terra -Formerly known as the Huntington Beach Mall, this 63 acre regional site is being redeveloped as a regional center with an entertainment/retail focus. Century Theaters will occupy an all-stadium 5,000 seat 20 screen cinema complex that will anchor the transformation of the Mall into an open-air center renamed as "Bella Terra". Bella Terra will follow an upscale Northern Italian village theme, incorporating fountains, courtyards, and garden areas into a great space for people of all ages. The new project will total almost 1 million square feet, including renovated areas housing the existing anchor tenants such as Barnes and Noble, Burlington Coat, and Mervyn's. Kohl's, a new major tenant of the mall opened in 2003. The balance of the redevelopment is underway and is expected to be completed in the last quarter of 2005. Downtown Development
- Other downtown development projects have an ability to increase retail sales tax and transient occupancy tax through primarily visitor-serving uses. A number of projects are nearly complete or are moving ahead.
- The map below shows the overview of the downtown area and the general locations of the major projects in the area that are described more fully below.
- Pacific City (31 Acre Site) - Pacific City is a key downtown property now owned by Makar Properties. This unique 31-acre parcel fronting on PCH between First and Huntington streets is well suited for an exciting visitor-serving mixed-use project. - The Strand Downtown Huntington Beach - The Strand~Downtown Huntington Beach One of the best California Coast locations is on the Huntington Beach horizon! The Strand~Downtown Huntington Beach (formerly known as Blocks 104 & 105) is an exciting proposed project featuring 102,000 sf of retail, restaurant, and entertainment, plus a 140 room hotel. This proposed project will bring to life the two block area (3 acres) along Fifth Street between Pacific Coast Highway and Walnut. The Redevelopment Agency has approved a Disposition and Development Agreement with CIM Group. In the pre-development phase, this project is anticipated to open in the Fall of 2008. CIM Group is scheduled to begin ground water sampling, oil well re-abandonment, underground storage tank investigation, and removal and re-routing of utilities to properties adjacent to 5th Street, 6th Street and the alleys behind Main Street and Pacific Coast Highway. Completed Projects
- Hyatt Regency Huntington Beach Resort & Spa - A 517-room hotel and spa complex with an 80,000 square foot conference center, opened in January 2003. Adjacent to the existing four-star Waterfront Hilton Beach Resort, bookings for the conference center and hotel for the 2003-4 season have already begun. The project also includes approximately 180 townhomes that will start construction in 2003, and a 300-room third hotel is planned as a future phase. This will be the only conference center on the West Coast that will have a direct view of the ocean! Visit the Hyatt Regency Huntington Beach Resort web site.
- Plaza Almeria - The California Redevelopment Association recently announced that the Plaza Almeria project won the distinguished 2002 CRA Award of Excellence in the mixed-use category. Located only three short blocks from the Huntington Beach Pier, Plaza Almeria is a highly stylized mixed-useproject with 40,000 sf of retail/office, plus 42 townhomes located on the upper floors that are now sold and occupied. - Dukes and Pier Plaza - Duke's Surf City has been completed on the former Maxwell's site. Duke's is the centerpiece of the Pier Plaza project, and will serve as a catalyst for other downtown development. A second restaurant, Chimayo's on the Beach opened February 1999, on the sand in the lower level of the new building.

Main/Walnut - The former Standard Market building has been replaced with a new 9,000-sf, two-story, retail building.
- Lowe's Hardware -Lowe's Hardware opened for business during 2005 at the closed Rancho View School site in the Ocean View School District. Lowe's is located near the NEC of Beach Blvd. and Warner Avenue.
- Seacliff Shopping Center - Shea Properties completed of the redevelopment of the Seacliff Village shopping center into a new community shopping center of approximately 260,000 sf. The new center is anchored by Alberston's, Sav-on, Staples and Orchard Supply Hardware on approximately 28 acres centrally located near City Hall and new upscale housing. - Peninsula Marketplace - The Peninsula Marketplace, the city's newest neighborhood shopping center at the southwest corner of Garfield and Goldenwest, is a prime location adjacent to the newly built 2,000+ high income households. Developed by Pacific Land Company, this 9.5-acre site is anchored by Ralphs and Longs Drug and is now 100% leased. [Leasing contact: (949) 640-6678].
- Auto Dealers - Nissan has opened a dealership at the former Beach Motors site. Mazda relocated from this site to be an added point at Huntington Beach Lincoln/Mercury. A Kia dealership has opened at the former Ganahl Lumber site. The Beach Blvd. of Cars was recently voted Orange County's favorite place to buy vehicles in the Best of Orange County annual customer survey.
